Property description

This impressive accommodation sits in a rural location but it is not remote. Four Seasons Barn is a spacious barn conversion, which provides a great party house for groups of friends or families wishing to holiday together, and is ideally placed to explore the whole of North Devon. 

The bedroom configuration offers great flexibility for sleeping arrangements with strong adult bunk beds and two zip and link beds which can be either super kingsize or twin beds on request. The large kitchen/dining room really is the heart of the home at this property, and provides an ideal place for everyone to gather. Young and old will enjoy the games table and the first floor gaming and children's activity area, as well as a shared acre of lawn at the rear of the property with mini football pitch, netball, and a selection of lawn games. When your little ones are in bed and you want to relax, there is a private hot tub that boasts stunning views over the countryside, which you can admire with a glass of wine in hand.  During the Summer months (Usually April to October weather dependant) the outdoor above ground pool will be available to you.

A dog sitting service can be arranged with the owners on arrival (by arrangement with the owner, at cost).  Free Horse grooming sessions and egg collecting available on site supervised by the owners at a mutually convenient time.

From April to October you may bring your horse on holiday with you (please check availability with the owner before booking, there is a charge of £15 p/n per horse). There is a 60m x 25m outdoor arena on-site with show jumps and 3 12ft x 12ft stables and good hacking. (There is some road work so we advise horses need to be sensible in traffic) Escorted rides can also be arranged as can lessons, beach rides approx 20 minutes drive (restricted times). We are limited to 3/4 horses sharing 2 paddocks and 2 stables.  Before booking horses in please enquire to check availabilty.

If you want to throw on your walking boots, directly from the back door the property benefits from a beautiful walk encompassing a lake, a tranquil setting for a morning jog, family nature walk and dog walking. It’s not uncommon to spot the odd deer or two, geese are regular visitors too. For those angling enthusiasts, coarse fishing can be arranged in advance.
If you can tear yourself away from all that there is on offer on-site, there is plenty to see and do around the local area. The nearby Tarka Trail is a great place to spend your day walking or cycling and exploring the area with your loved ones. Alternatively, visit Great Torrington, known as the ’Cavalier Town’ from the Civil War of 1646. Watch glass being blown at Dartington Crystal, or visit the highly acclaimed gardens at RHS Rosemoor. Westward Ho! has 2 miles of sands, where visitors can enjoy fish and chips, an ice cream and a flutter in the amusement arcades. There are many pretty fishing villages to explore including nearby Clovelly and Appledore.
The village pub with popular restaurant is on the doorstep, and there are several other good pubs and restaurants within a short drive. Just a 3-minute drive away you will find a country club with leisure facilities including indoor pool, sauna, Jacuzzi, gym, indoor racquet sports and restaurant, daily and weekly passes are available. You will also have free entry to BlackBerry Farm with its farm shop, cafe and park, ideal for young children, and just a 5-minute drive away. Coastal and country walking, golf, surfing, fishing, horse riding and cycling are all on offer close by, and Dartmoor and Exmoor National Parks are a must for nature lovers. Family theme parks such as The Big Sheep and The Milky Way both offer indoor and outdoor activities. With so much to discover in this lovely part of North Devon, this is the perfect choice for a memorable holiday at any time of year. Beach 8 miles. Shop 3 miles, pub and restaurant 200 yards.

Games area: With Smart TV, PlayStation 3 with a selection of games, gaming chairs and low ceiling. (Sofa bed in this area available, note no window)

Bedroom 1: With Zip and link beds can offer either a twin room or a superking (the single bed from bedroom 5 can be re located in to this room if required) Please note this room has restricted head room in places especially when it is set up a superking with en-suite bathroom with shower over bath, basin and toilet

Bedroom 2: With Zip and link beds can be a twin or superking, plus bunk bed with en-suite with shower over bath, basin and toilet.

Bedroom 3: With kingsize bed and en-suite with shower cubicle, basin and toilet.

Bedroom 4: With double bed and single bed above (triple bunk) and en-suite with shower cubicle, basin and toilet

Bedroom 5: With kingsize bed and single bed and en-suite with shower cubicle, basin and toilet.

Bedroom 6: (Optional add on charges apply) Ground floor bedroom with a king and single bed and ensuite shower room with walk in shower (accessed via one step from entrance hall)

Large enclosed lawned garden with sitting-out area, garden furniture and barbecue. Play area with mini football pitch, mini badminton, netball and selection of lawn games. Stabling and grazing for horses. Bike store. Off road parking for 5-6 cars. No smoking inside the premises.

There is a security deposit of £20per person payable on arrival for stag/hen parties and groups where all, or the majority of guests, are under the age of 25.
